Bella Brodie reviews the Modular Rustic Bothy, one of 2022’s stand-out lodges, finding it well positioned, well appointed and – so far – extremely well received!
If you look back at the past couple of decades, there have been a select number of lodges that became iconic for a variety of different reasons; usually the aesthetics, the level of innovation or that they simply sell particularly well.
Modular’s Bothy ticks all of those boxes, and is undoubtedly one of the most striking lodges of 2022, positioning the Modular Group perfectly to help parks looking to extend their hire fleet with ‘Instagramable’ properties that should pull in a strong return on their investment. Located in Lancashire and using a British supply chain, Modular has been manufacturing leisure buildings for eight years so is hardly new, but the company is now bringing fresh designs to the leisure accommodation market and has struck a real chord with the Bothy. Modular is set to expand further this month (October) with a move to a new factory ahead of building units for the Ideal Home Show in early 2023. Make no mistake: this is definitely a manufacturer to watch out for as we hear there are more innovative models in the pipeline.
Designed as a twist on a traditional Scottish Highland building, the model we’re taking a tour of here is the Bothy twin unit. It’s a 42ft x 22 model, built to BS: 3632 residential standards. Modular also has a glamping range and mini-lodge range, while the Bothy sits in its larger lodge collection alongside the Langdale and Renaissance. All lodges in this range are available as either single or twin units.
UK sales manager, Rob Gibbins, said; ‘It was originally inspired by one of our glamping units, so combining that feel with lodge dimensions has given it a completely unique feel, and that’s one of the reasons it’s gone down so well, overtaking all of our other units in popularity.
‘The mural has also drawn a lot of comments, and although we can change it for other images, most buyers have wanted it exactly as it is.
‘The majority already built are being used as fleet units, commanding a strong rate, although it has also been made available for ownership by other parks and the price has been set at an aspirational level.’
CONSTRUCTION
The construction is via a structurally insulated panel (SIP) system, which has high thermal values suitable for use all-year- round. This classifies them as eco-friendly, but also means that they are relatively quick to assemble, so Modular’s lead time is a little shorter than average as a result (slots were available in March 2023 at the time of going to press). Bothy lodges come on a chassis and have a ten-year structural guarantee as standard, with a minimum expected 50-year lifespan, so that will all be familiar territory to park and leisure accommodation buyers.
